The flowers are blooming and the West Georgia real estate market is officially moving. Whether you are in Douglasville, Winston, or over in Bremen and Carrollton, things are starting to pick up. But 2026 is a different kind of market. You cannot just throw a sign in the yard and hope for the best. You need a real plan.

To get your home sold for the best price right now, you have to focus on two things. Pricing it right and getting it in front of the right people.

Why Everyone Is Looking to Buy Right Now

You might notice more people out house hunting lately. In our area, the spring market is huge because of the school year. Families in Douglas and Carroll counties want to be settled in before the kids start back in August.

Plus, homes just look better this time of year. When the grass is green and the sun is out in neighborhoods like Chapel Hills or Tributary, buyers get excited. They have also stopped waiting for interest rates to drop and are just ready to find their next home.

Buyers today are smart. They see everything online and they know what homes are selling for in your zip code. If you price your home too high, it is going to sit there. When a house sits on the market too long, people start asking what is wrong with it.

We are seeing things move at a steady pace. Some homes still go fast, but the average Douglasville home takes a little longer than it did a couple of years ago. Pricing for today and not for what happened three years ago is how you get a serious offer.

Douglasville: I am seeing a lot of interest in Plantation at Dorsett Shoals, Chapel Hills, Holly Springs, and Brookmont.

Villa Rica and Winston: Mirror Lake and The Georgian are always popular, along with Fairfield Plantation and Stonegate Farms.

Carrollton and Bremen: Places like Oak Mountain and Liberty Station are still high on the list for a lot of people.

Temple: Azalea Hills and Bethany Woods are growing fast and getting a lot of attention.
